Waterbury, Vermont - Fun upcoming events!

I am so happy to see the snow...as someone mentioned on the lift at Sugarbush yesterday, we have already had better skiing this year than we did in all of last season. I may just stay home this winter and skip the trip to Utah if this keeps up! I am also really happy to report that my older son, Zaq Meyer, is going to be teaching skiing full time at Sugarbush this year. If you have any little guys that need a lesson, send them his way!

 

 

If you are at Sugarbush, be sure to check out the brand new condos at Gadd Brook. This is the next phase of the resort's master plan. Visit the website and take a 3-D tour. They look lovely! What a treat to be a part of the Sugarbush family! I love that mountain!

My main goal in writing this blog today is to bring to your attention the upcoming Winterfest in Waterbury, put on by the Friends of Waterbury Parks and Recreation. Enjoy a week of lively and social events including the bonfire and ice skating party, the cross country ski outing, 5K run, Wassailing (my personal favorite), the ArtWalk, Craft Beer Tasting, Disc Golf Tournament and many other winter-fun events. CENTURY 21 Jack Associates will be a proud sponsor. The festival will take place from January 27th through February 25th in our very own town of Waterbury, Vermont!

    Waterbury, Vermont Real Estate Update - Early winter news, listings and market statistics

     Happy almost winter everyone! I want to share a couple of really great buys I have right now...you may have seen them before but the prices are awesome and please check them out! First of all, I have 193 Notch Road in Middlesex at $350,000. It's tough to find a 5-star energy rated custom built log home on 5 private acres for this price. Actually, I challenge you to find anything like it. It's truly a gorgeous home and I would love to show it to you or to anyone you know who might like to see it.

     

     

     

     

    Secondly, I have the lowest priced condo in Waterbury at 202 Acorn Drive priced at $159,000. All it needs is new carpeting upstairs, a little paint, and it's good to go! Let's take a look!

     

     

     

     

     

     

    As I often do, I want to share the most recent market statistics for Washington County. You'll see the activity is a little bit off from where it was last year. However, the condo market seems to be strong.

      My thoughts for this week...Waterbury, Vermont, Harwood Strong

      Over the past couple of days, I have been thinking about what would be the best and most useful topic of interest to my trusted clients and customers. Do I remind people about getting their home ready for the upcoming winter? Do I thank everyone for the great year we had here at Century 21 Jack Associates? How about featuring one of my fabulous listings? However, my train of thought continues (about every three minutes), to come back to the recent tragedy that haunts everyone in our community right now. Simply put, this is the most horrific event imaginable and absolutely nothing else is of any importance right now. Everyone, please take a moment to place all of these suffering families in your hands and in your hearts, give them all the strength you can, and send thoughts of healing and love.

        2016 Early Fall Update and new listings!

        Hello and welcome to my blog! I hope you're enjoying the "facelift" my website just went through. The fresh design and updated features should be easier for you to use. The mobile platform is really nice also!

         

        For this post, I would like to feature two condominiums that I have recently listed, both of which are located in highly desirable Waterbury, Vermont!           Late Summer Real Estate Update - Important Information on your propane fuel transfer at closing!!

           

          Finally, we are enjoying our lazy days of summer... evening paddles on the Reservoir, awesome dry mountain bike trails, people enjoying their summer vacations...all gearing up for school in the fall (shhh). It's been one of the most beautiful summers I can remember and I have been spending a great deal of time outside. 

          For the first time, I experimented with drone photography with a company called Over and Above Photography. It was fascinating watching them work, and I got some great still photos of my log cabin in Middlesex. We have recently reduced the price to $369,900 and everyone who has seen it just loves it! Please check it out and share with anyone who may be interested. It features a two bedroom permitted apartment, a 5-star energy rating, radiant heat, and wide pine floors milled from the property.           July Market Update for Washington County

          Legislative Update: CP-111 (Consumer Protection Rule) requires the propane dealer to refund or credit the consumer for any propane that remains in the tank when service is terminated. This is complicated when a property is sold or a tenant moves out. It often makes more sense to prorate the propane during the property transfer to ensure service is not interrupted. Vermont REALTORS are no longer involved in the transfer of the propane at the time of the closing.

            National Association of REALTORS Mid-year Legislative Conference Wrap Up - May 2016

            After a few fits and starts, spring has arrived and summer is right around the corner.

            I recently spent a few days in Washington, D.C. to attend the National Association of REALTORS Mid-year Legislative Conference. As part of this visit, my colleagues at Vermont REALTORS and I were invited to visit the offices of our congressional delegation. We were warmly welcomed by Senator Leahy and Congressman Welch. We also met with Senator Sanders'...I mean Bernie's staff, as he was in Guam! 


            NAR continues to work at the national level to facilitate home ownership for all. Please click here to view the top four initiatives NAR is working diligently on to protect the rights of property owners across the nation. 


            Aside from the convention activities, I also managed get in some sightseeing, including a visit to the Holocaust Museum. It's an emotional experience but one I recommend.


            I returned to Vermont and got back to a busy spring season. Please click here for the April market statistics. As you can see, the inventory is way down over April of 2015, and pending sales are way up. We are ACTIVELY loooking for new listings, especially in the $300,000 to $400,000 price range. Almost everything in Waterbury in that price point is now under deposit. Call me if you're thinking of listing and I look forward to hearing from you!

             

            May 2016 - Considering going "FOR SALE BY OWNER"? Read this important report!

            I have recently spoken with a few different sellers who are considering trying to sell their home on their own. You may have heard of this as a "FSBO", or a "For Sale By Owner" or have seem the publications called Picket Fence Preview or seen other do it yourself types of websites. You may also see homes listed by owner on Craigslist or on Front Page Forum. For many, many reasons, it is terribly important that you speak with a professional. The bottom line is that a REALTOR can provide you with priceless information and get your property closed with a MUCH higher liklihood of success and with more money in your pocket. Beware of the myths you will see floating around the internet. Just because you read it does not mean it's true!

            Waterbury Vermont Early Spring Real Estate Update - Market Trends and Convention Recap!

            Returning from the Century 21 Convention and sunny, warm Orlando was really tough.  I came home to drab, grey, drizzly weather - not good enough for biking, no snow left for skiing. Fortunately, I returned with an energized spirit and a great handle on the new technology available to us through the Century 21 Organization. It's absolutely amazing. I also attended some fabulous classes on how to provide the best listing presentation to our sellers and how to generate the most business using my tools in Zillow. There was a fabulous sit down, gourmet meal served to nearly 1600 REALTORS at the awards gala (see photos of us gals). Atronaut Mark Kelly gave an uplifting and motivational talk on his failures and successes in flight school, his first experience flying in Desert Storm, and his experience with the shooting of his wife Gabrielle Giffords. This convention always sends me home excited to get to work for you!
