Late Fall Real Estate Update in Waterbury, Vermont

Happy Stick Season from quiet, downtown Waterbury! I love this time of year because I can get down Main Street in no time at all. Of course we appreciate and need the tourism, and we had a terrific foliage season, but there is something very peaceful about this time of year. It's snowing nicely now, and I'm getting really psyched for opening weekend at Sugarbush on Saturday.

With this quiet time of year also often comes a quiet time for real estate. I would say that is the case this year so far, but hopefully with the coming holidays, we will see a surge of buyers looking for their second home in ski country.

Please don't forget about some of the fabulous listings I have. Dowsville Road (pictured left) is close to the ski areas and offers it's very own winter wonderland for back country skiing, sledding, snowshoeing and hiking. My listing on Phelps Road in Barre Town on 10 beautiful acres has recently had a price reduction and is move-in ready. Another great ski house is my listing on the Bolton Valley Access Road. This log home offers high quality features that are difficult to come by at this price.

I am also hoping you have found the real estate market statistics helpful. October shows some very promising numbers for Washington County. 

This past Friday I attended the 2014 Vermont Law Day and learned some great information about 1031 Tax Exchanges and how they can help avoid capital gains tax by swapping into like-kind real estate. Let me know if you'd like any further information on that topic.

Waterbury, Vermont Real Estate Update - August Indicators

Fall 4Hello from gorgeous Waterbury Center, where the colors are peaking and the sun is shining! Please keep in mind the listings that I have which really take advantage of those amazing fall colors. Shaw Mansionin Waterbury Center is available now for $294,500 and my new listing on Dowsville Road in Duxbury (see photo to the left) has some new fall photos posted. Phelps Road in Barre Town is facing West and has a direct shot of Camel's Hump.

The Vermont Realtors Association is now providing us with a very interesting research tool allowing us to view detailed information of monthly market statistics. As the trend around the rest of the country seems to be experiencing an improvement in the real estate market, Vermont is behind in the recovery, as it often is. However, we will catch up, as we always do!

Fall Real Estate Update for Waterbury - New Listings!

Front sized 1This blog is going to focus mostly on two new listings I have that really need your attention! Please help me help my clients and share this information with anyone you can, in any way you can think of. I really appreciate your help.

The first is a fabulous home in Bolton that I listed a little bit ago. It's on the Access Road and is convenient to both Richmond and Waterbury. It's also right across the road from the Bolton Potholes which is a very fun place to swim and hang out. The interior details of this home are what really make it special.

Front sized 1The second new listing just hit the market yesterday and is on Dowsville Road in Duxbury. Some may think it's "out there", but in reality it's about 10 minutes from downtown Waterbury and if you work or have kids at Harwood Union High School, it's only 2.2 miles away! The 30 acre parcel is very special with a stream, trails, an orchard, and so many fun recreational activities you can enjoy on it.

Waterbury, Vermont mid-summer real estate news!

PaddleI started out by naming this blog "late summer" real estate news, but decided that I'm just not ready yet. I'll do that one at the beginning of September. It feels like summer is just starting to really heat up anyway. The weather is hot, humid and sunny and I just love these days! What' I've really been enjoying is my evening paddles on the Reservoir. I have recently acquired a gorgeous new paddle that I won in an online auction being put on by Friends of the Waterbury Reservoir. I love their mission statement - committed to protecting, improving and enhancing the ecological, recreational, and community values of the Waterbury Reservoir. I can say I certainly love it and am happy to donate to the organization in any way that I can. I would encourage you to do the same! This is a place that must be protected and if you can figure out a way to get the power boats out of there, please let me know! Uggh! They make me and the loons crazy.

I have some great news on some of my listings as well. 136 Shaw Mansion Roadin Waterbury has had a substantial price reduction. These sellers are really ready to go so please give it a good look. It's move in ready and has some of the most spectacular views around. Scrabble Hill Road in Duxbury is now at $309,900. Again, this is a tremendous value.

                  I think a little good news is in order for this spring update. CONGRATULATIONS to our newest agent,Craig Santenello! Already, in just a few short months, Craig has two new listings and his first contract. He is going to be a superstar and we are so happy to have him working with us.

                  Filomena Siner and I are re-listing a lovelyhome on Ashford Lane in Waterbury. The really great news about this neighborhood is that the "no dog" rule may be lifted any day now. It was an informative and productive couple of days, and I thoroughly enjoyed spending the night and using the spa! One of the courses we took was named "Digital Security for 2014". I wanted to share the 5 top points that were discussed that I am certainly going to focus on over the next few months.                               Waterbury Real Estate Update - Listings Needed!

                              SB April 15, 2013Attention all Waterbury area homeowners...we desperately need inventory! If you have a home you are considering selling in the $250,000 to $350,000 price range, please let us know. We have literally dozens of buyers who are now looking in this price range and there is very little available. There are currently 9 pending residential propertiesin the Waterbury and Duxbury area, and all but ONE are in the $300,000 price range or below. That ONE is listed at $435,000. Out of all the pending sides, CENTURY 21 Jack Associates is currently holding 44% of the market. This is exceptional. If you need real estate assistance, clearly CENTURY 21 Jack Associates is the company you want to be working with.

                              Also, I wanted to provide a quick update on the flood insurance issue. As you may have read in my last blog, President Obama signed the Flood Insurance Affordability Actinto law. This is great news, but from a practical standpoint, we have no idea when this is going to be implemented and start affecting the rates we're paying for flood insurance. That leaves us in the same predicament as before, where buyers are being quoted astronomical rates for a new insurance policy, making it nearly impossible to afford a median priced home in the Waterbury area.

                              On a more positive note, the spring skiing is absolutely AMAZING! The best I've ever seen it. Heading to Sugarbush on Saturday....

                              Flood Insurance Affordability Act Passes!

                              ObamaHello everyone and thank you for reading my blog! I have some very important and welcome news to share with you. As you may have heard, there has been a lot of anxiety about the potential rising costs of flood insurance. In some cases, insurance premium estimates were coming it at ten times higher than they were previously. For example, we had one home receive an estimate of over $6,000. This was for a home listed for under $150,000. There were other horror stores of people receiving quotes of over $8,000 and $11,000 for homes in the average median price range. As Realtors, we have been greatly concerned about properties in the high hazard flood areas being able to sell at all. The market has come to a near standstill for us in these areas.Yesterday, President Obama signed into law the Homeowner Flood Insurance Affordability Act, which limits the increase of flood insurance to no more than 18% per year,with an average of 15%. This is in direct response to the Biggert-Waters Act, which was the initial cause of the catastrophically huge premium hikes mentioned above.
